The site is within a significant Tauranga Harbour Landscape Management Area. A Landscape and Visual Impact Assessment (LVIA) was required with the resource consent application.
The LVIA found that the dwelling could be successfully integrated into the coastal landscape, without adversely affecting visual outlook from neighbouring sites. This was predominately due to the retention of existing trees, and restricted scale of built form agreed by the clients, which shrouded the dwelling from neighbouring views and from the harbour’s edge. Careful attention was also paid to any glare effects, which were mitigated through reflectivity values being applied to certain building elements. Based on these recommendations, Council was satisfied that landscape values were appropriately managed, and that the proposal would not create any inappropriate landscape or visual amenity effects.
